Inspect the exact unit in daylight, test services where permitted and review completion or occupancy documentation applicable to the property. Check maintenance, resident experience, pending works, dues, parking and society or association records. In resale, verify ownership and the complete title chain.
For an under-construction home
Review the relevant RERA registration and progress disclosures, promoter track record, agreement, possession terms, delay provisions and construction-linked payment schedule. Understand how loan disbursement and pre-possession interest affect monthly cash flow. Confirm which amenities belong to the registered phase and when they are contractually due.
Compare both choices on total cost at the same future date, not on headline price. Add interim rent, interiors, finance cost, maintenance and commute. No format is universally safer or more profitable; independent legal and financial advice should support the final choice.
