Before booking
Save the dated brochure, unit plan, cost sheet, payment plan, RERA record, approvals shared by the seller and written answers to material questions. Keep the application form and payment instructions. Confirm the receiving bank account through an official channel before transferring money.
From allotment to possession
Store every receipt, demand letter, loan disbursement record, tax document, allotment letter, agreement and amendment. Retain emails about specifications or timelines. At possession, keep the inspection or snag list, handover record, meter details, warranties, keys inventory and applicable completion or occupancy documents.
After registration
Preserve the registered deed, mutation or local record updates where applicable, society or association papers, maintenance receipts and insurance. Back up the encrypted folder in two places and maintain a simple index. A lawyer should advise which documents are required for your specific property and transaction.
